A detailed appraisal report is the highest level of service offered. The product is a fully-documented formal report examining the history of the subject business, its management, the economy in which it operates, and competitive factors. The report contains a full financial analysis sufficient to understand the risks and opportunities inherent in the business. Each of the three general approaches to appraisal (Asset, Income, and Market) is addressed and, where utilized, explained in detail. We explain the reasons behind decisions to use or omit various valuation methods. The application of each method used is shown in detail, as is the development of appropriate discounts or premiums adjusting the base value conclusion. Finally, where the methods produce diverging indications of value, the indications are reconciled with the reconciliation explained.
Full appraisal reports are appropriate for larger businesses, major estates and gifts, and litigated situations. The cost varies with the complexity of the appraisal problem and the time and effort necessary to complete the assignment. It is unusual for a full appraisal report to cost less than $7,500; charges to appraise complex enterprises can easily exceed $20,000 (both exclusive of litigation support costs).
